I haven’t posted for a while since I was busy with Summer stuff and adding more business stuff too.

I’m currently half way through my Indiana Real Estate school and will have an Indiana License soon so I can then cover both sides of the border.

I purchased GriffithIndiana.com a few months ago and will set that site up as a real estate site. I plan to cover Indiana from the border to Valparaiso to the East.

I also acquired my full name, domain name “TimDavids.com” this summer and will make that a site that covers all my businesses including my web-site business which now numbers nearly 300 sites and growing. As part of that site I will be starting the foundation of a group of Real Estate investors with the intent of buying properties as a group and renting and flipping.

During October I should be getting around to the apartment buildings in Calumet City as part of my push to be a rental center for the area. Wish me luck.

Lets be honest many of us don’t like talking to sales people. I’m actually one of those people. When I go car shopping I go walk around dealers lots when they’re closed just so I don’t have to deal with the pressure.

There’s never a charge to talk to a Realtor but it still may be intimidating for some.

I do a lot of thinking about the economy these days. I’m sure most of us do. As I drive around Chicago and all the suburbs I can’t help but notice the traffic seems the same as always. Contrary to popular belief though I think that is great! Why? well if we were in an area where there were barely any people driving around going to work or shopping we would be in a very depressed place.

The economy in the Chicago area is down sure but all the action on the roads seems to point to things not being as bad as they could be. One good example that I pointed out while doing an open house in Calumet City last week is the new Buffalo Wild Wings on Torrence ave. Does my heart good to see an empty restaurant get turned into a new one.

So instead of beeping at all the cars in your way while cruising through town…say to yourself, this place is rockin’.

I’m putting the cart a little before the horse on this but it’s Monday and I’ve been reading real estate stuff all day so I’m in the mood.

A long time goal of mine has been to put together a company that invests in real estate. I call it a company because it has to be organized that way but it would be more of a club. I think the sweet spot would be 5-15 people. Less would not make it big enough and more people than 15-20 would probably end in too many personalities.

Yes I could go it alone but more people mean bigger deals and those are just more fun and sometimes make more money. It’s also more fun to do a project with other people instead of alone. It also will allow diversification since there would be more money to go around.

I will do more posts about this here and on other Chicago area real estate sites and will keep refining the plan.

The buy in amount will be the toughest decision. Less than $5000 each may not be enough but too much will limit the available people to get in. I guess if the number of people were closer to 20 then $4000 each would actually buy a small property that could be flipped. 20 people is a lot to fit in at a starbucks meeting though lol.

Having me as a Realtor on the team would be a great advantage since I can search services and talk one on one with other Realtors to find great deals and make sales. An old friend of mine used to buy properties with other realtors and I am sure she made more doing that than actually selling homes. She once bought a 16 unit apartment building with a partner that was positive cash flow from day 1.

I also have a good friends that are everything from brick layers to painters to carpenters. At the very least I can use them to advise if a property is doable or not.

I need feedback from you readers that may be interested…

I did notice while looking out the window at Starbucks the Buffalo Wild Wings has put up the “open Soon” sign. A new restaurant opening in place of a closed one is a great sign for our city! I know I’ll be a frequent eater.
